What should I do?

I am in the process of closing on a house. When I ask today for a better offer, the bank told me that they can't give me a better offer base on my Credit Report Score. And when she went over with me, she point me of a charge off and a pending debt with a collection agency. So I went to Equifax and this is what I found. 1. My FICO score is just 550 2. Collection Account - I have a Bell Sounth charge for $35. What happen there was that I move out and pay my bills, some Long Distance charges did not came in the last statement. So the bill me and I pay them back, before I receive the letter from Park Dansan Collection Agency. So when I call Park D. to find out what the problem was the just said. "Oh don't worry" you already paid. 3. Delinquent Records - I have GulfState credit with a OPEN account +120 days due of $25 from Sprint Co. (LAST ACTIVITY DATE said 3/1996). I have been with Sprint everywhere I live and I have move out quite a few times during the last 6 yrs (because of my job) but I have never receive any letter from either GulfState or Sprint Co. about that charge. Any hints on how should I approach this? What are my chances to delete those two thing from my record? Hey I paid Bell South well before they send me the collector. And GulfState have never send me any papers and Sprint which is still the company I use have never said anything. I guess that if I want to damage my record it will be with a 10k CC not with $60 worth of calls. Thanks for the input Carlos
