There could be any number of reasons. First the online score is not "The" score - it is "a" score. However, it is not usually that far off from the lender's report. So that leads me to think that the lender has purchased a report and scor from a reseller, and that there are derogs on that report that are not on the report you are seeing online.

Take your copy of the online report, and ask the lender to let you see his/her copy. They can't give it to you, but they can let you see it. If there is a derog on there (I bet my next paycheck there is) you can take it from there. Also write down the name of the reseller - they are required to keep their info up to date, and if they don't, and the info is inaccurate, and it harms you, you can go after them for the difference in loan terms (monetary damages).

There are "rapid rescoring" services that can get it off for you, if you want to pay for it - it's expensive, but considering that rates are likely to start going up, it might be worth it.
