I have been invloved in a landloard-tenant(me) situation. We moved out of the Apt. on time but instead of handing them the vacate notice we sent them the notice to vacate in the mail. They claimed they never recevied it & ask for 1 extra month of rent. We refused(& send them a copy of the notice again), they still said no, they turned over to collection agency, we send a copy of vacate notice to collection agency, they said no as well and reported to credit bureaues. We sued the Apt. complex(small claim in CA). The Apt. complex filed a counter calim in court for 1 month rent. They won. My only interest now is to REMOVE the collection item from my record. I can appeal the ruling. If I appeal, can I send a copy of the appeal to ALL credit bureaus asking them to remove the item while the appeal is in progress? But would(could) the credit bureaus put this court record on my profile? Can I ask the court(CA) to seal the records of the proceeding from the public so that this first round of judgement won't show up on my credit report? I can pay the judgement but I know that WON'T REMOVE the item from my credit report(at least 7 years), true? Was it legal for the collection agency to report it to credit bureaues while it was under litigation? HOW DO I REMOVE IT IMMEDIATELY?
Thanks.
