Fast Credit Clean-Up for Refinance

I am sure you all read the situation I had with my mortgage company recently regarding an error they made on my account which resulted in my payments (which were accepted over the phone) being torn up afterwards. I called in the attorney general to assist with this and everything seems to be fine now, except for getting the four-months past due notation of my credit report. The mortgage company says they cannot do this and to dispute it with the bureaus and they will not challenge it. Well, that's fine - but what if they sell my mortgage in the meantime? I would be SOL re getting this off my report, and so the AG is still working with me to try to get this off my report.

That's the brief history. Now, I have a finance company willing to refinance my home at a much lower interest rate BUT after explaining this four-month past due notation on my report, they will still refinance for me if I comply with the following:

1 - Letter from the AG verifiying the situation with the mortgage company's error
2 - Twelve-month on time recent payment history from the mortgage company

In satisfying these two criteria, they will ignore the four-month notation on my credit report.

I can probably get some sort of letter from the AG and I am wondering if the mortgage company will comply with #2, or so they told me.

I can work on #1 and #2 above although I would like some feedback on doing this, but I am also about to begin cleaning up my credit report - fast!

I need help with how to go about doing the following:

1 - Get four judgements off my credit report. How do I do this? Are there any sample letters that anyone would like to share that they have successfully used to get a judgement off their report?

2 - Get an unpaid hospital bill of $6,000 off it - I had insurance but for some reason it didn't get paid. This was at a time I switched jobs so that might have had something to do with it. I can prove I had insurance. Who do I approach with this - the hospital or every credit bureau - or both?

3 - my ex-fiance's bankruptcy is on my record because we jointly owned a house at the time; however, I have a letter from the mortgage company releasing me from responsibility. Do I send this letter to all three credit bureaus or contact the then mortgage company and ask them to get it off my report? What sort of letter would I write and are any samples available?

4 - my own bk - is it possible to remove that - and how? I have heard I dispute it as "not mine" but is that wise? Does anyone have a sample letter they have used for a similar situation and been successful?

Last but not least, should I write separate letters for each of the above issues or can the issues all be tackled in the same letter to the credit bureaus?

If they should be tackled one by one, in which order should I tackle them?

These are the four issues I need to work on to bring up my credit score from 450 which I was told is what it is now.

Should I do any of this on line - or in writing by certified mail?

How long is all this likely to take to be successful? I need to do this ASAP so I can save 4% on my mortgage rate.

I also have a basic question. The company doing the refinancing cannot do "new" loans, e.g. if I sell and buy another place, they cannot finance me but if I buy another place, get it financed, then they can REfinance it. Why is it this way?
