Before you jump from the frying pan into the fire, many "re-financing" mortgage companies lowball people into signing up for a refinance -then hit them with "xtra" fees, charges, points and interest rates. The reason they can't do "new" financing is because the TILA regulations for this kind of crap prevent them.

As to "cleaning up your report". I would suggest you concentrate for a while on making your payments on time, makin sure you have a fraud alert on your report, opt out for inquiries and fix the REAL errors first. The medical one is easiest. Simply do a letter RRR with an explanation of what happenned, the fact that reporting this as delinquent -even though it was caused by a billing error from the health provider, has cost you Xamount of $$ on your mortgage, (figure the % difference over the term).Explain that you are prepared to file suit against the CA AND the health provider(who is legally responsible for the actions of their agents) for violations of the FCRA ,the FDCPA,the Fair Billing Act and any appropriate State violations.Request IMMEDIATE permanent purging of any and all deragatory information relating to this account from your credit reports AND any archival records.
