Credit Reporting Nightmare

I have a former residential landord claiming damages. We disputed, she said she was sending info to her attorney, we said, "We'll see you in court". Everything she is claiming is normal wear and tear over a 5 year 8 month tenancy, in which she has never inspected over our lease period. She lived 45 minutes away.

She hasn't taken us to Court to defend against her insanity, but has retained a collection agency to pursue this unproven, fraudulant debt. We requested validation upon receipt of the CA's first letter (which was $2010 more than alleged amount from landlord). We disputed and requested validation, never received any response from CA, except another collection letter, adding 6% interest to the alleged debt over a 2 week period. Within the 30 day "validation period", the CA reported this unproven debt (no judgment) to 3 major CRA's.

In doing research, the FTC does not see a landlord/tenant ageement as a "credit" agreement. How can this residential landlord be a "Creditor" on our credit report????????? without a judgment???????????

Any insight to this insanity would greatly be appreciated.
