If the charge-offs are that old, you can try disputing them with the credit bureaus and see if you get lucky enough to have them deleted. If they can't verify the entry with the creditor, they HAVE to delete the entry. The older the entries, the less likely they are to be verified.

The lender is likely to insist they charge-offs be paid before you close, yes. However, some people get thru w/o having to do so, no way to tell.
