Fix them both if you can, but if you can't then work on the wage earners report because they will not take your spouses income into consideration if he is not on the loan. If you have applied for credit in the past 60 days, even if your insurance agent has ran a report on you, you are entitled to a free credit report. you can get it at www.transunion.com Also, experian and equifax both offer trying their credit watch service free for 30 days, you can get unlimited reports with both, but make sure you cancel before the 30 days is up, or they will charge your credit card 60-80 dollars for their yearly fee. I bought a house last year. I had really bad past credit but disputed many with the CRA and got several taken off. I did this in about three months or so. I went through www.countrywide.com I also went with a first time homebuyers bond program in my state which got me an interest rate of about 6 percent, they used a fixed interest rate for everyone in the bond program. I also went FHA financing. The creditor informed me that as long as there were no judgements and I did not owe anyone money, then I could get approved. I had a paid collection account left on my report, but that did not prevent me from getting the loan. My score was around 550 at the time, not high at all, but they looked at the credit history instead. Just a warning, if you have any accounts that you currently owe on and are in default or collection, and they show up in your report, then you will have a difficult time getting a loan. Dispute as many as you can as "not mine", I have also disputed them as "wrong date, past the seven years." Hope this helps some.
