It's pretty standard to get any sort of conventional financing, you must have all chargeoffs, collections and, judgments satisfied. He really needs to rehab that student loan asap. Also, if your/re close enough to the 7 year mark where derogs come off the reports automatically, it may be worth it to just wait.
WIth 12 consecutive months of clean credit and no derogs you can qualify for FHA financing at conventional rates. Look at www.fhalibrary.com for some details.
