Did the lease have anything in it about zoning or permitted use? If so, you can file suit against the Owner & the manager for damages on a fraudulent lease contract,

IF however, there was no warranty in the lease that the building space was useable for the purpose,and if it was something that the owner and manager were unaware of, (as were you) You should a- try to get a variance with the owner & managers cooperation, or b- request a refund.
