I have friends at the FD that actually carry the notes (with a little larger %) on properties pick out by thier clients who are in similar situations. This works out for both because they make the difference in interest to an otherwise non-acceptable loan app. If you just have to have a house now maybe looking for someone who will carry a note and then when the bad reports fall off you could refinance if that would be more comfortable.

Either way there is always more that one way to skin a cat. (metaphorically speaking)
