I strongly urge you to suggest to your husband that he seek legal advice before "co-signing" ANYTHING for his son.

Please remember, it is not only the cost of the lease that is at risk, it is whatever transpires on the premises. A lease, even if your husband doesn't live there, and is not actually paying for the rent,creates a possible liability to your husband for whatever might happen on the property.
