I worked in real estate many years ago. Keep trying different mortgage bankers. Some will underwrite your loan IF you can demonstrate that you have been in the same line of business for at least 3-5 years. The rate should not be higher. Look for mortgage BANKERS, not brokers who do not sell their loans. Mortgage bankers actually finance the loans themselves, brokers are just middlemen who find you a banker and you will usually pay more for their services.
