Yes, there are companies that buy out mortgages before foreclosure, but they are operated for the benefit of the investors who get a deed in lieu of foreclosure from the owner, and it would only be profitable to them if there is only 1 lien, and sufficient equity to make it worthwhile. Plus, since your wife(?ex wife?) is probably on the mortgage and deed, it would not make sense for any investor to get tangled up in THAT.

Have you considered selling? If you can get the bank to agree, they might even help you find a buyer.
