Have you investigated FHA loans? www.fhalibrary.com can answer some questions. They require all chargeoffs and collections to be paid and 12 months of clean credit. They are not score driven and you'll get conventional rates. Go to www.creditnet.com and click on search and enter FHA mortgages or some combo of FHA and credit and you'll find a ton of threads where people have boought homes with horrible scores and gotten conventionl rates.
