You have to find your state staute. There should be one LONG statute about forclosures and one LONG statute about mortgages.

Find where, in one of those two statutes, that it is specifically stated that a deficiency on a mortgage or other debt secured by real property is limited to two years to collect.

If/when you go to court YOU MUST have your response ready, served to other parties prior to any court appearance - your state has rules on how many days prior to the court appearance - to tell the court WHERE EXACTLY it states that the sol is two years. Cite the specific statute, for example California Civil Code 2954a(1)B.

You may also want to do a search in your state for cases in which that specific statute is mentioned and you can complare the facts in those cases to the facts in your case.

If you're still in the communication stages, write the letter advising of the specific statute and send it crrr.
