I suggest that you obtain legal aid through the VA to file BK after your closing.

There is a POSSIBILITY that any lease option you enter into could be affected if you have judgments against 1 or both of you.

The SAFEST way, IMO, even though you are exempt from having any judgments ENFORCED, is to prevent them from being filed in the first place.

Make sure you put your $$ from the closing into a BK proof and judgment proof asset, or at least most of it, you might consider an annuity(through your bank or insurance agent) as annuities are safe from judgments and bk. Make sure it is NOT an index fund annuity, and either choose an immediate annuity, or one that you can either "borrow" against or withdraw a % penalty free after a year.
