It depends on how long you lived there. If you have lived there for more then six months, it is considered normal wear and tear. It may vary in some states but from what I have been through, six months is customary. Yes they can report it to a CRA. Also a note about renting, I have seen good information about rental agrements and laws governing rental property on home.msn.com so you can look there for some usefull info.
