This matter may be more simple than it seems, am just sufficiently knowledgeable so as to make a fool of myself but here goes.
There is the stench of nineties 'spin' about this, someone might be trying to cobble together some bullshale to see if you'll bite. Detached garage means detached from the home yet one gets the impression these predators are trying to expand upon that description by implying that since the garage is aluminum and the house is wood and the slab is concrete, well, the garage isn't really attached to the slab so it's ours. Bull. Mls listed a detached garage and it was up to them to perform all due dilligence. The title company sez they didn't have to check UCC filings? Did you have a lawyer the oversee the sale? You may want to consult one now. Best not to quote the title company as they will turn around and claim that when they told you about the absence of need to check UCC's they were in error but - you didn't take issue with that so it's your fault. This whole thing sounds like yet another helping of nineties manure in a new bucket.
The title company is probably on the hook here. The sale did after all go through, too bad that the lawyers want their garage and money to boot. Where were they when the deal was consummated? No objections then? Then how come now? Are they trying to pull fraud on you? Might want to put this on report with the cops for no other reason than to document the lawyer's conduct for future reference, now it's his word against yours and the cops as well. Might shift the power balance in your favor. This is interesting in a painful way, please keep in touch. Sounds like another scamster lawyer. Perhaps a call to the BK court as well to report this, might head off trouble.
