Thanks for the quick reply LadynRed. I attempted to get a few different REs to give me a walk away price over the phone. However, they all want to make an appointment to actually view the home. I have a problem with this because I am out of time.

In order to roughly determine my equity, I was doubling my SEV & subtracting my mortgage balance, equity loan balance, and the $17,000 Federal exemption for bankruptcy. Is there an average percentage for how far apart these 2 figures ('walk away' & 'wait for a buyer') usually are?

I'm on pins & needles here because the prospect of losing all I have is just too much.
