whychat-help need info

I have been reading posts for a few days and have found them very informative yet discouraging. My boyfriend and I are looking to buy a house in 7 mths and he has 9 collections-6reg,3charge-offs(1 repo). Is it true that the mortgage lender will make you pay all these off before getting the loan? If so, would it be better to pay them off before we apply for the house so that the CA's can't see the app on our report and know that we're in a pinch and refuse to negotiate? I know that you're not in favor of making settlements with the CA's as they will probably sell the remaining balance to another CA. Is it possible though to buy the note in full at a reduced rate just as they did from the CC company? That way I would own the remainder right? maybe? hopefully? Any advice would certainly help.
