Mortgage with a chargeoff

I have a charge off on my credit report from 12/02. I live in SC. We are going to be needing to buy a larger house soon (expecting another baby). We are hoping to do it within the next 2 years or - no major hurry, but was wondering if it is possible to get a mortgage without paying off the chargeoff. By the time we are ready to buy a house it will be past the SOL. WE are in SC, so it's 3 years. Surely with all of the mortgage companies out there someone will finance even with a chargeoff. What about medical bills?
