If so, (and assuming you do not quaiify for a home improvement loan from a bank) you can get a loan from a family member for $20,000, (or a group as a trust) and have it recorded. You can prepay your taxes and insurance and prepay the loan for a period of time,thereby actually returnng the $$ to the family member.
