Save the money that you don't give your landlord. PRETEND that you are still paying the rent and PUT THAT MONEY AWAY - YOU ARE GOING TO NEED IT.

When the house is sold the new owners will probably serve you a 30 day notice to move. You may be able to get more than 30 days either by asking them and pleading for sympathy or by legal tactics that will stall the eviction.

If the house doesn't go to foreclosure sale the present landlord will probably want his past due rent. You may want to talk to him about signing a new lease. This MAY give you some extra protection if he goes into foreclosure again. If you get a new lease, take it to the county recorder's office and have your lease recorded. I don't know exactly how you do that but I know it can be done. I'm sure that someone at the recorder's office can tell you what you need to provide to get the lease recorded.

If the current landlord does keep the house, you may want to talk to him about some "offset" in the rent that you owe him for your emotional distress regarding the foreclosure and the possibility that you would be forced to move.

Just a few thoughts. Good luck.
