This happened to my inlaws. B/c they got an appraisal on their house and the appraisal was beat down...but they are surrounded by big, nice, new homes. So it looked fishy to the trustee. So they had to go back through an appraisal and the trustee was told that the house did need a lot of work and they couldn't get as much just b/c they were surrounded by nice homes. They ended up being forced into refi to get enough money to pay one of the creditors b/c they weren't willing to accept the matter. That is why we most likely will have to do a 13 ourselves b/c our lawyer even told us we had too much equity and would definitely lose the house in a 7. Julie
