A year is not that long to wait. Maybe waiting will put you in a better position financially and it is not always true that you can get a mortgage a year out. I think www.creditboards.com has a good mortgage section. If your credit is that bad and his credit is that bad, maybe it will take about four to five years to get out of the hole and in a position to get a house. Some things are worth waiting for. You can always rent a nice house in the meantime. Sometimes house rentals are cheaper than apartments.
