Others have explained that they are just blowing (illegal) smoke; since you live in Texas your home is exempt. You are keeping the tapes rolling and saving those cards and letters, right?

In other cases, one can sell a house with a lien on it. But the buyer has to agree to pay off the lien, so that leaves less money for the seller. When the total of all the mortgages and liens is nore than the house is worth, then for practical purposes "You can't sell the house." That is because no buyer would be willing to pay that much.
