Help negotiating with CA before refinance??

My charge-off credit account has been sold to Unifund. Original amount was 8K, Unifund is trying to collect 10K. Account was charged off in 99, but sold to the CA in 10/03. I'm in the process of refinancing to pay old/bad debt. How do I negotiate the least amount with the CA without telling them I am going to pay it once I refinance? Please help!
