You are NOT a great candidate for a mortgage right now reasons being you have a horrible credit score and the only credit card you have is maxed out (so you do have debt). The best thing for you would be to pay off the credit card completely. Spend more time saving for a larger down payment and if you continue to use credit learn to pay your credit card balance in full each month. This way no matter what happens in your life at least you will not have to worry about large credit card bills. If you give yourself more time and pay off the credit card your scores will be higher in time and you will be offered a better lending rate. Do not rush into this as I get the feeling from your post that you are in way to much of a hurry and not really ready for this.
