My husband had to be excluded because of a car that he had totaled in 1997. They are worried the car company will sue him right before the SOL is up. They do not want ANY debt that can possibly put a lean against your home. His 7 year mark is August for the car...and I DOUBT highly they will sue...they sold him the car without a drivers license OR insurance! This was a Nissan dealership in FL too not a used car salesman! You are required to pay off judgements BUT I was told that with conventional, collections are not that bad it's FHA that wants it all paid up. I had to go conventional anyways buying a condo (zoned "condo" but is a townhouse). If you have 20% down they might look the other way too...a few things to think about...oh, and with 20% down you will not have any PMI. The more money down the less they will look at credit.
