when we re-fied our house...they made us pay the charge offs. luckily for us..cap1 had some stupid amount like 49$ on one..115$ on one..which really woke up the CAs...lol..so they got like 350$ out of our re-fi money. but..on loans..in texas...we had to pay any charge offs. shrug***
