Are you sure you have 20K in equity? NY bk exemption for home is only 10K. You can probably get a free consult with a bk attorney. The only thing I can think of is to get the house out of her name now. OR, get the equity out. Also, protect your banking info. If you have ever paid the original creditor with your current bank account, close the account, open a new account with you as primary in a different bank. When was the last time you paid the original creditor before the account became deliquent.
