A judgment lien filed against homesteaded property either in Fl.or Tx DOES NOT interfere with it's sale or refinancing IF you know what to do. In BOTH States, a filed Affidavit Of Homestead is good for 180 days (can be refiled if required) This allows for a sale, or refinancing IF you have a loan officr who knows what they are doing.

The reason they file a judgment lien against a homesteaded property is because it MAY, at some point, become NON HOMESTEAD property. If you move, and decide to rent it out, if you divorce and do not CORRECTLY retitle the property, if you put it into a "living trust" etc. etc.

It costs them about $10. to file a certified copy of a judgment against your real estate, and gives them leverage because most people do not know the law.
