It is possible to get a mortgage without paying off all your derogatories. Originally they said I had to. I started writing letters. Now two creditors did response and we settled. For the others, I sent my loan officer copies of all letters and CRRRs of every thing I sent out, showing refusals to respond, violations, dupe listings, etc while house was being built. One day I received the following............

Mr. xxxxxx,
I have great news. Your loan has been approved and you do not have to pay off any of the collections.
The underwriter has conditioned you for a few items.
Need two letters –
1) addressing the collections – the letters need to state the game plan – which on most of your cover sheets you addressed but she would like it in letter form.
2) Need a letter of explanation in general regarding credit specifically the slow payments

Please fax me a copy of your letters with your signature and then take originals to the subdivision when you pick up your keys and leave with one of the sales counselor.

Name and number of your insurance company.

I also need to fax you a Good faith estimate for the final figures for your to review and sign and fax back so please let me know where to fax.
