Mechanic's Lien - No Judgement needed

What you are discussing is called a "Mechanic's Lien".

In TX, and probably most other states, it is not required to have a judgement put against a person for a "Mechanics's Lien" on property. As far as I know, it is just a form that they need to file with the County where the property is located. As long as they can establish that they performed work, they can place the Lien for the amount owed.

Many Contractors automatically place a Mechanic's Lien against any property they do a large job with. This helps guarantee that they get paid in a timely manner. Most only place the lien as a warning, or when there is a chance they might not get paid.

If you really dispute their claim, take tons of pictures of your complaints, document everything, and take them to Small Claims court (or Civil if the $$ is too high for SC). If your claims are legit, they will settle with you rather than go to court.
