You definitely want to take a VERY close look at the mortgage contract with Farm Credit. Some of the lending institutions strictly PROHIBIT one of the original borrowers from transferring their interest in property that they have financed. I had considered filing a quit claim deed with a piece of property to my wife. BUT the bank had the NO TRANSFER clause in the mortgage.
