If you file for homestead exemption in Fl. you will be able to have the first $25,000 of assessed valuation exempted from your property taxes.

At the same time you do this, file an affidavit of homestead with your County at the Courthouse.

Although there is 100% homestead exemption in Fl., because you are coming down in mid year, after the "tax" homestead exemption period has passed for the current year, your filed affidavit will prevent any action against your home.

In addition, Fl. has a statute, linked on the Fl. page of my website, that allows you to use the Fl. 4 year SOL if you are sued IN FLORIDA.

PLUS, if a default judgment IS obtained against you in NY, because of a legal requirement called "comity" it can not be perfected and enforced against you in Fl.(THIS ONLY APPLIES TO A NY DEFAULT JUDGMENT, NOT TO OTHER STATES)

If you are sued, or if a NY default judgment is attempted to be enforced and filed against you in Fl. you will need a GOOD lawyer who knows about these laws.
