How is the house listed on the property assessor's records? If the "debtor" sister's name is not primary on the property records, it won't come up in a asset search. I doubt very much that the house can be seized and sold, it MIGHT get a lien attached, but that would fall off and could easiy be vacated. A lawsuit to partition the interests of the property would cost more than the debt owed.
