Have your mortgage company escrow the entire amount needed to clear this account. Meanwhile find out who has the account now, the original creditor or a collection agency. Negotiate a settlement and release from them, and have the mortgage company pay whatever amount you have negotiated and refund the balance to you. A "charge-off" is an accounting practice, it means they don't expect to be paid, not that you don't owe it.
