Thanks again for your response. Again, I apologize for my ignorance, but am needing a crash course in all of this. We were set to close in a week, and prior to sending my CR to underwriting, my FICO score went down six points. My broker seems like he is knowledgable on credit, and he has been VERY straightforward with me thus far.

I do have a student loan (in good standing) with a balance of about $3000.00 on it. However, I have a monthly payment and cannot pay in advance.

This was the VERY first question I asked my broker. I have a large charge-off that I cannot in any way pay off. He ensured me that that would not be an issue with his loan program.

I guess we'll see. Anyway, thanks again for you attention in to this. I've been looking for a forum to disuss credit (saves me from paying for a service). ;-)
