What does your recent credit history look like? If you've clean credit for the past 12 months, you can qualify for FHA financing at conventional rates. FHA is not score driven. But, you will have to cleanup collections and judgments prior to the loan funding. Your call here but if you can get conventional rates and interest rates on generational lows, it may well be worth the cost of settling. Do all in your power to stay out of the subprime pool.
