Paying off charge off & confused

Hello All I have a home and due to a custody battle and DA enforcement(wage garnishment)my credit was damaged. All of my credit accounts are listed as charge off. I manage to get a re-fi loan at a high interest rate with some cash out to pay off all of these debts. My goal is to pay off these debts and try and get a low prime loan on my home and also buy a house with my new fiance next year. We both are trying to repair our credit. My score are 566,519,540. If I pay off the charge off will this improve my score? The charge off are within the last year or two and it will be 2007 before they fall off. Should I just pay these bills or what? My lender paid a few with my re-fi loan and I have 3 other creditors to pay which totals about $2500.00. I am scared to call the CA because of the post on this board stating don't bother just try and dispute the debt?
