Sounds like you have been working hard to improve your situation and that is great. All I am saying is you are not there yet. Be patient!! Any score under 700 is not good enough to be offered really great rates and yes a mortgage broker will tell you you are a candidate to get your business. What they are offering you is not great at all.
Save up more money to have a larger down payment.
Homes are a big investment and after you purchase them there is always things you will want to have for your new house. There is also unforeseen things that happen and you will need to shell out money to fix them. Be prepared for all of this and you will be successful in this venture.
