my opinion here. speaking for texas. should you re-fi..they make us pay any charge-offs or judgements out of the profit. prolly the same if sold. plus, its way early yet. i would not sell a house. the values and economy here arent worth it. maybe in your area they are, but its so new, i cant see selling it. you cant let them get a judgement unless you lose in court..now for myself and my age, a judgement isnt as bad as for a younger person. again, depends on location and age.

the CA and OC for me have only pulled 1 inquiry. maybe they share them, lol, i dont know. no one else has. not yet anyways. im not sure how you bought the house with 3 charge offs but congrats anyways! lol. can you afford the higher house payments with re-fi-ing? lots of questions. just be prepared with some plans for the event of a suit..and hope for the best..since i dont know enuff about your situation to really say more. i dont quite follow your logic there..lol..sorry.
